Application, Lease, & Rent

  • How much is the security deposit?

    Our standard deposit starts at $500 and can increase up to $1,500 with conditional approval. To make move-in costs more manageable, we offer a Security Deposit Alternative Program.
  • Is there a late fee for overdue payments?

    We offer a grace period through the 3rd of each month. On the 4th, it's an 10% late fee of the total rent due.
  • What leasing options are available?

    We provide flexible lease options with terms ranging from 7 to 15 months.
  • How much of the security deposit is refundable?

    The standard deposit is fully refundable upon move-out, depending on the charges. Security Deposit Alternative program is non-refundable
  • Are corporate rentals available?

    Yes
  • Can I apply online?

    Yes, we prefer for all applications to come in via the prospect portal
  • Are there qualifications for applying?

    We conduct thorough checks on all applicants, including credit and criminal background screenings, as well as verification of rental history and employment..
  • Do I have to pay first & last month's rent?

    The initial payment includes the first month's rent and a security deposit. Please note that the security deposit cannot be applied towards rent. We will prorate rent based on your move-in date. Additionally, if your move-in date is after the 19th of the month, you will be responsible for the rent for the following month.
  • What are the occupancy limits?

    Our standard policy allows for 2 people per bedroom.
  • What happens if I need to move out before my lease expires?

    We do have a break lease option. We require Buy Out Fee equal to 2 month rent plus a sixty-day written notice with rent due during those 60 days.
  • How can I pay my rent? What forms of payment are acceptable?

    You can pay online with a credit card, debit card or link a checking or saving account. Other payment options includes money order, cashier’s check, personal check, or money gram
  • Is renter's insurance required?

    Yes, 100,000.00 property liability is required
  • Are utilities included?

    No
  • What utilities are not included in the rent?

    Electric is paid to the provider. Water, sewer, trash, pest control and internet are billed to you but payable with your monthly rent
  • What costs are not included in the rent?

    Water, sewer, trash, gas, pest control and internet are billed to you but payable with your rent
  • What is the average cost for utilities each month?

    The utility costs vary depending on the size of the apartment, the season, and the number of occupants.
  • Are the apartments furnished? What is included?

    We do not provide furnished apartments. However, kitchen appliances are included.
  • Are there any bed restrictions for the apartments?

    Water beds are not permitted
  • Under what circumstance can a landlord terminate your lease?

    Failure to fulfill your obligations under the lease may result in legal action and termination of the lease agreement
  • Is there an application fee?

    Our application fee amount is $60 per adult applicant (non-refundable).
  • What are your application requirements?

    Our rental criteria include a minimum of two years of rental history and income that is three times the monthly rent
  • When is rent due?

    Rent is due on the 1st day of each month.
  • Can the apartment be listed on AirBnB?

    We do not permit Airbnb rentals.
  • Can the apartment be sublet?

    We do allow lease takeovers if approved and all qualifications are met. The deposit remains with the unit in this case. Please contact the office for more details on the lease takeover process.
  • How often is there a rent increase?

    We typically implement renewal increases at the time of lease renewal.
  • What fees/deposits are due upon applying? Moving in?

    When applying to Grove Park, there is a $60 application fee per adult (non-refundable) and a $150 administration fee (non-refundable). Upon move-in, rent and deposit are required.

  • What are the hours for the business center?

    Business Hours are from 8am to 6pm Monday through Friday and Saturday 10am to 5pm
  • What are the hours for the pool?

    Monday -Friday 10am to 9pm and Saturday and Sunday 9am to 9pm
  • What are hours of the leasing office?

    Our office hours are Monday through Friday from 8:00 am to 6:00 pm and Saturday 10:00am- 5:00pm
  • What are the hours of the clubhouse?

    Clubhouse hours are determined by the rental time listed in your reservation.
  • What are the hours for the fitness center?

    Fitness Center hours are 24 hours

    We offer a Fitness Center, Pool, Sauna, Business Center, Clubhouse Room, Dog Park and Playgrpund.
  • Do you offer valet trash service?

    No

    No
  • What internet service options are available?

    Internet is provided by the property at the residents cost
  • Do you have cable?

    Yes, the property provides it at the residents cost.
  • Can I reserve your community room?

    Yes
  • How do I get my packages?

    Packages are left at the aparments
  • Is storage included?

    Each apartment home has outside storage.

Community Policies

  • What is the pet policy?

    Dogs and Cats are permitted. A total of two pets are allowed per household. Grove Park utilizes petscreening.com for all animal screening prior to move-in and renewal. A non-refundable pet fee of $300 is required per pet, and pet rent is $25 per month per pet.  Dog Breed Restriction List: Pit Bulls, Staffordshire Terriers, Rottweilers, Presa Canarios, Chows, Doberman Pinschers, and Akitas.
  • I have a noise complaint. Who do I contact?

    For routine matters, please call the office to report. However, in case of a serious situation, please contact the police department.
  • What is the smoking policy?

    Grove Park is a smoke-free building. Smoking is not permitted inside the buildings.
  • I need emergency maintenance. Who do I call?

    For assistance, please call 850-270-9876. We have a 24-hour answering service available.
  • What do I do if someone parks in my parking spot?

    There is no assigned parking
  • What is the policy for guest parking?

    There is assigned guest parking
  • Are there building quiet hours?

    Quiet hours are enforced from 10:00 pm to 8:00 am. During these hours, activities that may cause disturbance are prohibited.
  • What is the parking situation?

    First come first served
  • What decorations or changes to the apartment are prohibited?

    You are welcome to decorate your apartment; however, no physical alterations are allowed unless authorized by management
  • Are there restrictions for what can be put on balconies or patios?

    Yes, Patio furniture only. No grills allowed
  • What is the procedure for moving out?

    We require a 60-day written notice prior to the end of your lease term. The necessary form is available at our rental office.
  • I have a non-emergency maintenance issue. Who do I contact?

    You may utilize our resident portal or contact our rental office at 850-270-9876.

    Full-size washer and dryer are included in all units.

    Yes, all units are equipped with a dishwasher

    Yes, every unit comes with a microwave included.
  • Are stoves gas or electric?

    All of our stoves are electric.
  • Do kitchen sinks have a garbage disposal?

    Garbage disposals are included in all units.
  • Is there a bathtub or just a shower? Are they together or separate?

    We offer a tub and shower combination, and in the master bathroom there is also a separate walk-in shower and a garden tub.
